2. Scope

These Terms and Conditions govern the use of this website and all bookings made for accommodation at **Saia's Flat**. 
By making a reservation, guests acknowledge that they have read and accepted these Terms and Conditions in full. 

3. Bookings 

A reservation is considered confirmed upon receipt of:  the required deposit or full payment (if applicable);  written confirmation by email. 
The property reserves the right to refuse or cancel incomplete or unpaid reservations.

 4. Payments Accepted 

payment methods include: Bank transfer/Credit card/ PayPal/Revolut

5. Cancellation Policy

Free cancellation up to 20 days before the check-in date. 
For cancellations made less than 20 days before arrival, the deposit will not be refunded. 
In the event of a no-show, the total cost of the stay will be charged. 

6. Check-in and Check-out 

Check-in from 3:00 PM 
Check-out by 10:00 AM

Early check-in and late check-out are subject to availability.

7. House Rules

Guests are kindly required to:  

• Respect the maximum occupancy of the apartment
  Keep noise to a minimum during quiet hours. 
  Leave the apartment in a clean and tidy condition.

The following are strictly prohibited:  

• Smoking inside the apartment. 
  Organizing parties or events. 
  Bringing pets without prior authorization.

8. Liability

Saia's Flat shall not be held liable for theft, loss, or damage to guests' personal belongings.
Interruptions to utilities or services, including internet, water, or electricity, beyond the property's control. 

Guests are responsible for any damage caused to the apartment or its furnishings during their stay.

9. Tourist Tax

The tourist tax must be paid on arrival, in accordance with the regulations of the Municipality of Rome.
